1.

Consultation and scope

The first step is an initial assessment of your project. This includes the planning strategy, design details, technical stages, clients' budget, project timeline and technical specification. It’s an opportunity for you to get to know us and the services we offer and for us to understand your vision.

2.

Architect Service Fees

A project's complexity, project shape and size determines the architect's design fees. We offer competitive pricing and tailored solutions to ensure that you receive the best value for your money. Our fees will cover the planning details, design stages, specification, and building regulations.

3.

Design Details

Once the proposal is accepted by the client, we survey the project and conduct a detailed property assessment, including measurement surveys, and property analysis. Following the assessment of the project alongside clients' requirements, a brief design is developed for planning submission.

4.

Planning Approval

In order to obtain local authority consent, we will submit a planning application along with the design and details as per the regulations. We will do this on your behalf, and we will follow-up with any queries raised by the local Planning Officer and track the application status throughout the process.

5.

Technical Specification

A structural engineer will prepare technical drawings and detailed specifications in-line with Building Control. Upon confirmation this will be used to finalise the drawings set and out for tenders process and contractors selection. PQQ will be conducted to a high standard of work.

6.

Principal Designer

Documents will be reviewed to create a planning pre-construction phase, detailing the timeline and cost for project completion. To ensure quality, we will review the works completed by the contractor as per agreed drawings and liaise with local building control for stage approval.
